Former Brandywine Hospital Campus Expands Into 115-Acre Mixed-Use Development

Regal Builders has expanded plans for the former Brandywine Hospital campus into a 115-acre mixed-use development in Chester County.

More than a year after acquiring the former Brandywine Hospital campus, Regal Builders has expanded its redevelopment plans.

Recent zoning changes in Caln Township created new opportunities for mixed-use development across the property. Consequently, Regal combined the hospital campus with an adjoining site.

The expanded project now spans approximately 115 acres along the Route 30 corridor. It is being marketed as Legacy at Brandywine Town Center.

Plans call for a combination of residential, commercial, and healthcare uses. Additionally, the development will include two distinct sections with different focuses.

The north campus includes the former Brandywine Hospital property at 201 Reeceville Road. Approximately 20 existing buildings remain across the 67-acre medical campus.

Healthcare services will remain a major focus of the northern portion. However, residential uses will also become part of the redevelopment strategy.

Regal has already restored three buildings on the former hospital campus. Those properties are currently being converted into apartments.

Meanwhile, the south campus includes the 48-acre Fisherville Farm property at 1504 Fisherville Road. That portion of the site remains undeveloped.

Plans for the south campus call for a mix of retail and residential development. Apartments are expected to represent the primary residential component, while townhomes remain a possibility.

The expanded vision creates a larger mixed-use destination near Coatesville. Furthermore, the project could introduce new housing, healthcare, and commercial options along the Route 30 corridor.

By combining the two properties, Regal can pursue a more comprehensive redevelopment strategy. The project also creates opportunities to reuse portions of the former hospital campus while developing previously vacant land.

Legacy at Brandywine Town Center represents a significant transformation for the former medical campus. As plans advance, the project could reshape a prominent 115-acre site in Chester County.
